Custom homes

Custom home builder on the Eastside.

A custom home is two or three years of your life and most of your savings. The people who call us are rarely worried about the drawings. They are worried about the budget moving after they sign, and a schedule that slides a month at a time. So we price early, price often, and put the schedule in the contract.

How it runs

  1. Feasibility. We walk the lot, read the survey and the parcel records, and give you a written budget range before design starts.
  2. Design with cost in the room. We price the schematic design and again at design development, so the drawings and the budget arrive together.
  3. Contract. Fixed price or cost-plus with a guaranteed maximum, your choice, with the schedule and allowances written in.
  4. Build. One project manager, one site lead, a weekly written report with photographs.
  5. Warranty. Written warranty, a walk-through at handover, and a one-year check-in where we fix what the first year found.

Who this is for

  • Families relocating to the Eastside who would rather build than compromise on a resale house
  • Downsizers replacing a large house with a smaller, better one
  • Multigenerational households who need a second suite with its own door
  • Owners of a view lot or a teardown who already have an architect in mind

What moves the price

  • Size, height and the number of floors
  • Site work: slope, soil, retaining, trees and access for equipment
  • Structure: steel, glulam and long spans
  • Glazing: the window package is often the largest single line
  • Interior finish level and built-in cabinetry

Rules for your parcel change; we check the current ones and point you to the city's own guidance, such as Seattle SDCI.

Questions

What does a custom home cost with you?

Typical custom homes with us start at a figure the owner publishes here (slot). After feasibility you get a written range for your lot and your brief, before you pay for full drawings.

Do you only build from an architect's drawings?

Most of our houses are drawn by an independent architect, and we work alongside them from the first sketch. If you do not have one yet, we can introduce you to three we have built with.

How long does a custom home take?

It depends on size, site and permit timing. You get a written schedule with the contract, and the weekly report shows where it stands.
